We do not have much in retirement accounts at all, which ironically would be automatically excluded from consideration as assets.

I know I need a good, iron clad agreement, I assume I would want to be in "first position" mortgage wise, I assume I would want the improvements part of the loan to be disbursed "as needed", etc.

I finally got into a job where I've been for the last few years and have gotten pay raises to more than make up for previous pay cuts before and because of layoffs. 2008 changed my entire way of thinking and I doubt I'll ever feel as psychologically secure as I had in the past abouut money and security. 2008 is a major reason for getting involved in real estate, ironically enough.

I wish I was around to be a part of this thread when it was happening just to have something to chuckle about when I was driving around, but I was too busy out there making 50% :D Heck I'll take 3% of purchase price which is 100% of earnest money, get my irons out of the fire and then take that money and put it in a CD to counter balance the stress of having cash in pre-construction.Cheers!
