Every year there is a group of 8 guys that go pheasant hunting in western Kansas. 

Western PA (WV & OH) are all areas I'd consider as it looks like housing is particularly affordable, especially when comparing to Seattle area.

Around here (Western, Ma) at about $50k per unit, it wouldn't be unreasonable of me to take that $100k and move it into purchasing an 8ish unit property.

Some areas are going for more than $500k yet their monthly rental amounts are significantly higher than in the lower price point areas.I'm here should you want to discuss areas in the northern, north western and central part of the state.

I’ve recently gotten pre approved for a MPP of $200,000, my initial goal has always been to find/house hack an 2-3 multi family unit property in either the near western suburbs or dupage county with the goal being of cash flow & appreciation throughout my buy & hold period.

House after house, I see people paying over 250k, (now closer to 300 for some mid north western ones) for duplexes that pull in $1600 / $1800 rent for both units combined, while paying 5k a year in property tax to boot!
