New to BP, invest prop & want to house hack in WA, PA, OH, WV

Hello,

I'm very excited to be here! Like many, I've found myself out of work due to C-19 and living in a very expensive apt. in Seattle area. My lease is up mid-Feb and I'm looking to invest in a tri or 4-plex. I've owned 3 sf homes (CA, OR & WA). In my 20's I wanted to house flip but this was before it was popular and being female, I didn't have the support at the time (dating myself here) so I ending up doing business administration for the past 20+ years. While in OR I did get my contractors license and ran a high-end wall finishing business for a couple of years. Current circumstances have delivered the perfect opportunity to make this life switch and again, so happy to have BP to assist me in these endeavors!

My biggest challenge is that I've never bought a multi-unit property plus I'm looking to house hack and looking out of state in PA is a challenge. I have family that live in PA thus the reason for looking there in addition to WA state. Western PA (WV & OH) are all areas I'd consider as it looks like housing is particularly affordable, especially when comparing to Seattle area.
