I understand the taxes but...Elizabeth (my area) = $13k, Vineland = $2700.

The properties have potential to cash flow after accounting for every expense, and being in such a close proximity to where I live makes it that much more feasible.I should have mentioned the school is in Queen Anne's County- Kent Island High School.
