Do you sell the furniture separately due to tax implications?

There was more wear and tear on the furniture though... and sometimes deeper cleaning required.Only horror story is a guest brought a dog who chewed up the legs of some furniture.

On the other hand trash, furniture etc that needs hauling away would be an reasonable expense. 

She left my whole place junked, ruined and filled with tons of crap furniture and rotting food and garbage.

Some furniture and pics on the walls and maybe some green plants would make a world of difference.

Numbers are rounded.I have been able to save up $85K but I have set aside $14K for furniture and emergency, so my equity is per date $71K.

Fully furnished, would keep most of the furniture and only need to put an estimated $5k into redoing some bathroom tile.

Evidence of cats: smell, urine damage, scratching damage on your woodwork and on their furniture, pet hair (look under refrigerator and range and in hvac ducts and filters), broken window blinds, kitty litter box, cat food.... the cat itself! 

They could still try to nest in other places, such as cracks in furniture, but they will be much more easily seen by cleaners and exterminated.

The property is already fully furnished with West Elm furniture.
