With my above explained limitation: if something can be expensed and does not have to be depreciated as an integral part of a building then it should not matter if the new item is an improvement or not.Replacing a 15 year old simple range with one that has a self cleaning oven with 10 different functions and has a glas cooking field and basically also does the shopping for you all in one is clearly an improvement over that 15 year old one which always burned the turkey on the one side.

You know it won't make you any money, but if cooking eggs in a 15,000 kitchen and pooping in a 10,000 bathroom make life worth living, go for it.You know it's not though, and that's why you're putting that money to work.Every one of my tenants have a better car than me and live in new or < 15 year old home.

If your rental is in Palatine, or more accurately Cook County, it is against the law to discriminate against section 8 voucher holders or have different requirements for sec8: http://www.illinoisrealtor.org/legal/issues/sectio...Common ways around that are if the unit won't qualify based on condition and you won't make repairs to have it qualify, or if you have a security deposit and the voucher holder can't afford it (although you have to charge EVERYONE the same deposit).My somewhat limited experience (compared to some others here) is that its like dealing with any other tenant.

It seems like you cooked the numbers to try to prove your investment was better because that other $100k is very significant.Plus your numbers aren't accurate because you can do way better than $300 cash flow on a $120k house.
