Buy on the wrong street or in the wrong neighborhood and you will set yourself back.  

The wrong lender can sink you, and trying to scramble to find one may skew things.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Which I know is wrong, not sure if they are looking at strictly foreclosures/HUD owned, etc. 

I bought a Zone A house at auction last year and everyone said I was wrong, or the value was not there.  

Nothing wrong with investing in equities.I'm plenty deep in that.

If the complainer can't smell it in their apartment, but, are uptight enough to be bothered by the passing smell in the hallway...it may not be the smoker that has the problem.I have found that complainers/boat rockers are often wound a bit to tight, and that when you are a highly responsive empathetic landlord, they turn you in to their own personal karma delivery machine, to right all the wrongs that previously fallen on deaf ears.Good luck.

Dont get me wrong I like to have nice experiences you know stop and smell the roses I am not a money hoarder per se I will take trips that many would deem extravagant and or the big one on BP is CARS  so many like to talk about the 10 year old 300k mile car they still drive.. myself I buy a new car once it needs new tires :).
