If the IRA owns the property outright that is all moot.

Hi Shyam Sridharan I would recommend to get a contractor to make all the changes.

I’d even consider finishing the basement, just well enough for me to live down there, so I could rent out ALL the units.I’d save all my cash and look to refi the property in 1-2 years out of the FHA mortgage, so I could use it again if necessary.

Get a gander at your competition and see what they are offering and take it up a notch.You might check Fiverr or TaskRabbit (not sure for interior designer) and see who is out there.They should be able to help you out remotely and without spending a ton of dough.

I have an off market property as a lender we are taking back and need an agent. 

I am taking a salesperson license exam this year to get into the industry and use these commissions toward closing costs.
