Does it have material defects such as a roof, foundation, heating system issue etc?

I like TurboTenant for it's simplicity (and I'm pretty sure it's still free..)I have a client who is a smart-computer-guy not unlike yourself, he has a system for analyzing deals in bulk.

It's a lot easier purchasing a site that's ran as a "company" because they have systems in place, they have to, and those can be transferred with staff keeping operations in tact.

It's a "rigged" system of consumer psychology, the monthly statement payor system. 

I am interested in MTR for my properties in Akron, OH as one is walking distance to Summa Health Systems Hospital there and the other is a 15 minute drive.

Thinking of either making it a 4 -7 plex catering toward seniors who retire to the area, want the walkability of a nice DT area, golf, outdoors etc and need a summer home up north close to hospital systems etc.

These companies and their leadership/owners don't care about anonymity because they understand how to properly operate their business i.e. avoid negligent activity while utilizing contract management systems ensuring all vendors are vetted with appropriate licensing and insurance and contracts with  indemnification are in place.

If you have expertise in this area, I’d greatly appreciate any advice or recommendations for tools or systems to streamline reporting and organization.Thanks in advance for your insights!

So, it sounds like you may be working outside the system which could eventually bite you.

If you are going to pay for mentorship, find an experienced operator in your market or better yet, offer to invest in the experienced operators projects and get an inside look at their process and systems.
