If, out of those 47 tax liens, I don't acquire at least one property worth more than $50,000 as is by the end of 2027, I will stop buying tax lien certificates in Arizona.

I landed off of Highway 64 between Cashiers and Highlands - so good proximity to both without a daunting drive to get to a great view. 

Method of choice was looking for potential properties online using redfin then when I had run simple numbers I would drive by each property and its neighborhood and if it was worth pursuing, I would schedule to see the property through the selling agent.

Another way to look at this is......1) figure out what you want to make as a net profit, 2) Do a quick check to see if this is within local averages, 3) Set your pricing at that higher rate, but keep your occupancy lower.You make the same money with less effort or risk...This might not work everywhere, but it's certainly worth a try.

It costs roughly $100/mo but is well worth the expense.  

A great Realtor is still worth their weight in gold though, but IMO, they are only 10 - 20%...

In my personal opinion, I think the return of 100% bonus (or at least expanding 179 a bit) is somewhat likely with the new administration, so it might be worth it to you to hold off on doing anything until things look a little bit more concrete.
