Might undervalue it like mobiles or manufacture homes get a lot of tmes .. which then makes it hard for buyers to get financing .. so with that in mind as long as you go into it with the assumption that your buyer may have to have a large amount down or all cash then your ok .. because .. the plus side it it is generally much cheaper to build a container house ..up to 56-60% but i would budget about 25-30% cheaper to be on the safe side .. also they go up quicker if you're u have someone who knows what they are doing .. biggest problem is getting the R value from siding and insulation high enough and safe from any toxic fumes they may have .. i think there is non toxic spray foam but i know isulation is a concern as is mold because of the insulation issue ( vapor barrier ) at least the sites a read ..

Where you are, would that encompass mold, radon, asbestos, lead-based paint, vapor-emitting drywall, etc. ?.

Take your pick.We have been rodent-free for a few months now though and keep finding bits of insulation: sealed all entry points, cleaned out all the nests/poop/urine, etc. replaced the vapor barrier and have had traps out but haven't caught any or seen any sign of them having returned.

Tell them you have no problem if they use a vaporizor (or any other method), but smoking of any kind is prohibited.Do any medical marijuana prescriptions from MDs in CA that allow people to buy at clubs specifically prescribe smoking v. edibles or vaporizer, etc.?

You may have a ventilation issue here due to adding a vapor barrier at the roof level with not enough ventilation.

It's amazing to me how many people don't think about this and how many houses we see with water issues that are so obvious on what's causing them.So, because you've ALREADY experienced issues, this may be a solution.A more comprehensive deal of digging down, putting in drain tile, perhaps a vapor barrier on the outside, would be a 'next step' in my opinion.IF you are selling and need that 'comprehensive' thing as a selling point, I might consider going further, however if you are holding for awhile and can observe results I'd go with my original recommendation.
