the vertical and diagonal cracks are concerning, OH is ground zero for foundation problems, I have stabilized several with horizontal cracking and bowing walls, but this makes me wonder if you have footing movement, I know of several homes here in WI that were built on unstable soil that has caused similar cracking, the houses often sink over time. there are methods to circumvent with piers or coils, my opinion is, if the deal is VERY good and you can monitor year to year and the cashflow is your play, its rare that houses fall down, consider the base value as static, dont count on appreciation in the future. you could be ok.

If it’s been a month since you decided to stop self managing that is not enough time for them.What I am reading overall is that you purchased a property in a condition that requires some money upfront and inherited unstable tenants (did you look at their ledgers during your due diligence- were they paying on time before).

Carlos Castellanos I would strongly advise you not to give out your personal home address or phone number get a po box and second line for you cell phone calls forward to your phone and you can make calls on a app so the biz line number shows so again your personal number is not out there you'll have a separate voicemail it's not unprofessional at all having a crazy stalker or ex Tenant at your house not safe and you never know who's unstable or will be in the future.
