I would feel better knowing that all I needed would be to buy 6 tons of coal per year (for unlimited heat) as to hoping tenants would not run up the fuel bill.

As everyone already mentioned, be sure to get caught up on the podcasts and join as a Pro member as soon as you can as this will open up unlimited use of the tools and old webinars. 

[I believe BP has their own Analysis calculator too which can be used a limited number of times - unlimited once you become a Pro Member, but I haven't used it].I didn't change the default down payment - i believe it suggested just $12k.

However, you may be able to find a portfolio lender who will do an unlimited number of cash-out refis...
