There are couple advantages, but here is the most important:- You can map the unit and tenant to a property and anytime you enter a transaction, it will automatically prefill the property name- Has 15 custom fields with formatting whereas in Pro and Premier you have only 7- Payroll is included (Only in gold and platinum edition)- Unlimited data- Advanced Reporting is included!

I would feel better knowing that all I needed would be to buy 6 tons of coal per year (for unlimited heat) as to hoping tenants would not run up the fuel bill.

[I believe BP has their own Analysis calculator too which can be used a limited number of times - unlimited once you become a Pro Member, but I haven't used it].I didn't change the default down payment - i believe it suggested just $12k.
