One other thing not in my original post, it is understood that an evenutal consequence is that our daughter's basis, when she buys the property, is the low sale amount, which could affect her in the future if/when she sells.It would be better, of course, to die first, and have her inherit the property with a "step-up" basis.

@Russell Brazil Understood that capex is not an operating expense so technically it should not be included in NOI, I just prefer underwriting it like that to make sure I'm not over valuing a property when looking at it from a cap rate perspective.

Either something's wrong with this deal or you've just hit a home run.In my experience, the only time I've been able to get 100% seller financing is when both parties understood that the property needed a lot of cash in the rehab.
