If you go just south or north of Seattle, you will find nice areas with decent prices, such as Renton, Kent, Des Moines on the south (which I like more than the north with bad traffic and really bad commute) or Bothel, Lynnwood on the north.

If you have to go out and meet them anywhere off the "island", as in meeting them halfway, you lose.Two things to remember about negotiations and offers:1 - Don't negotiate against yourself2 - Patience wins, impatience loses3 - Sometimes the best deals, are the ones you don't make....OK, three things.

As another datapoint, I frequently check the web traffic of the big players as a proxy of popularity, investor views, etc.  

You still need to drive traffic to that site and convert some number of that traffic into leads.

I think they're still operating only in California(correct me if I'm wrong) and haven't read much other than forum comments or a post from this OC broker http://malakaisparks.com/why-haus-will-fail/.The sites traffic doesn't seem to be growing much so who thinks this is still going somewhere?

Either way better than driving through Boston traffic to find a networking event.  

The area is low income, but high traffic and investors are actively converting homes into small multifamily units.  

Less pollution, reduction in traffic, etc.

Most community operators and most retailers now have, and depend on websites to drive traffic to their leasing and sales operations.

The new mini mart owner is a dream to work with, and he has turned around the quality of traffic by operating above the board.Hope that helps!
