You will do better door knocking when you feel comfortable, and when you feel comfortable the people in front of you will feel more comfortable and they can tell (but we should also not feel like you are dressing for your living room either), and so dress how you would want to dress, in a way that is clean, professional, but more casual in clothes that fit well and are not uncomfortable to tight or too big--  otherwise you will feel it as soon as you knock on the door.  

We do however have our preferred lender offer them incentives to use them so we know the mortgage is air tight.

As long as it meets "minimum" size standards it can look like a broom closet and be considered a bedroom... ridiculous, but it's out there, and in a tight market people will pay for it...

Sure- the first few years will be tight, but the reason the numbers aren't great right away is because there is competition for those properties.

A lot of times the lender offering the best rate up front will not care about meeting your contract deadlines or protecting your earnest money or even actually closing the deal.

If you are new, you want that contract to be tight, but more than that, you want to be able to explain transparently what you are doing and that starts with a streamlined contract with assignment clause.

I have been talking to investors and discussing my interest in raising capital and I get the same response "Capital is tight", "no one's lending right now", and "Why would someone lend to a new investor?".
