I’ve lived amongst the roommates, as well as in separate places like the basement or having a third floor solely for myself.

I can come up with only about a third of the required down payment. 

For example, I looked at one tri-plex that had recently been remodeled with two units being 2/2 @1000 sq feet renting for $2,000 per unit and the third being a 2/1 renting for $1750 asking price of $850K. 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

@Jamie BanksI understand there are multiple parties: 1) displaced insurance policy holder (tenants)  2) ALE 3) The company that supplies all the furniture and install the washer and dryer. 

And ALWAYS have a 3rd party Inspector do the inspection as you can never trust people with conflict of interest.

For 10 years, every arriving party in my STR finds 1) a fresh bowl of fruit, 2) a local city magazine and a weekly periodical and 3) 2 bottles of wine (1 white, 1 red, 1st bottle is complimentary, envelope to pay for 2nd bottle).No great expense, but "wows" the guests every time. 

No need to pay a 3rd party service for this. 

I'm working on an off-market deal for a third which will likely close this year.

I know some zip codes in my area that one part is a very high class neighborhood and house are over 1 million while on the other side of the zip code is low class and house are going for 80k?
