If you can only afford a one bedroom condo then put up some temp walls or create a wall with book cases, etc in the living room and turn the 1 bedroom condo into a two "bedroom" condo with no common area, then get a roommate for the actual bedroom.Then in about a year or two, rent out the condo and at that point maybe you are ready to qualify to buy a house that's in a good neighborhood and then you move into that.

I don't look at IRR these days cause everyone is manipulating it by saying they are going to do an unrealistic refinance in year 2-3 which makes the IRR go up from 14 to 18% magically.

Depending on your exact Peoria location, the STR rates will vary somewhat as I live in the Peoria area also and it just doesn't offer all of the same amenities as one would find in Scottsdale or Tempe, although the lake isn't too far away.

the best solution is to duct some heat over, if thats not possible, get some heat tape and a 35 +/- degree electrical block available at menards, it plugs in and turns on when the temp drops to 35 degrees and turns off when above 35 degrees, they are like $12 pluse some heat tape, ask in the plumbing department.
