I have tried  carpet powder and it worked for a month or two but I no longer have access to the vacuum cleaner so buying a vacuum is about the same as buying $135 worth of flooring.

In fact it's just the opposite: there's so much "dry powder" with investors starving for yield and so few deals, that investors will flood into anything that's good.

.- 2000 sq ft townhouse in Marina Del Rey (upscale CA beach neighborhood)- Good condition, but cosmetically everything is older- Need to upgrade a powder and guest bath where everything stays in the same spot but is replaced- Upgrade master bath, same things as above AND add a clawfoot tub where there is a closet now - 3 feet from nearest water connection (don't have to move walls).

If the damage is that bad (and I've seen it that bad - powder post beetles) whereas sistering isn't an option - we've just replaced in their entirety.
