I can survive on my own without a job now if I want but I'm certainly not going to be living high on the hog if I do.  

I suppose this could happen with any seller regardless but I am also concerned given his age and ill health, what if at the time of purchase his interest in in probate or held by surviving family? 

Even if you sell the property, the lease survives the sale.

If you overpay for a SFH on the court house steps you can probably survive it.

The only way an agent survives in this business is by referrals from past clients.

Buy and Hold deals don't really require any special talent and could eventually provide you with positive cash flow and give you an increase in value that could allow you to retire comfortably with all of your properties managed by a property management company doing the daily management and sending you some checks every month that you can survive on and, hopefully, doing whatever you want to do. 

hey everyone hows it going hopefully great ,thats all good points but what about a person like me that has been born and raised and survived in a war zone and sees no problem making money in a war zone , I looked around and asked the same questions to other individuals but got a very short answer now do they just not want to give there secret out or do they just not want to tell me ?

Unfortunately, My wife and 3 kids would probably not survive living in 1/4 of a Quad lol.

With adequate cash flow you can survive to enjoy the appreciation later, which is just icing on the cake.
