The best advice is to establish/adopt a screening criteria and stick to it.

My number one piece of advice is finding a group that you can attend online or in person to keep you motivated and accountable to your goals.

Advice before he has to list MLS on where to get a few investors to help him solve his problem quick?

No reason for me to go the through the hassle of the sale process unless there is some type of gain which the investor is open to and this is where I need the advice.

Your realtor can give you all the actual sales comps to help you see the difference between the listing price and the actual sales price.I however do have a little contrarian advice.
