If there’s specific projects like electrical we get a project specific estimate after we put it under contract prior to the earnest money going hard.

I called a lawyer but they didn't even know as it was too specific of a situation.Want to avoid putting myself in a bad spot and make sure I handle ESAs well in the future.

@Kristin MathernI would pay it given no keys were provided, it wasn’t specifically addressed/mentioned in your lease, you were provided the opportunity to address/fix yourself with a 25-30 dollar replacement from Lowe’s/Home Depot, and lastly, it was an existing situation that could have been avoided/prevented at move in.

In our case, we are focused on Northern Virginia (specifically Alexandria, VA).

Talk to your attorney, and if you dont have one, get one - as @Ken M. said, this is highly specific to the state and the circumstances.

I have been to the DFW area a few times but not specifically to these northern suburbs, but I know that DFW is one of the fastest growing metro areas in the country with a robust economy, and I expect it to keep growing.

If they know you, have spoken to you many times, and you have always been friendly with them, just explain your points, that there is no legal reason to deny your plans, and ask them what you can do to help get it approved.

I am just learning the Bigger Pockets platform and the easiest way to specifically connect with those who have actually invested in this fund.
