There's a difference between looking at the same set of facts and arriving at different conclusions but it seems like you're starting with your conclusion.  

I would tend to agree with your conclusion to not change the lease at this point. 

I don't always agree with the Zestimates and do always ask my clients to check with me before jumping to conclusions.
