During the time when pile driving was happening and the noise & shaking was particularly problematic, we included the warning in our initial response to instant bookings or inquiries and we gave the instant bookers a 48 hour cancellation grace period.No photos and no emphasizing the problem in the general description of the property but highlighting the issues after the guest has been hooked did the trick.And one other thing...

Shake some hands. 

If I had the portfolio and the experience I would be much less nervous, but I can't shake the feeling of buying a property in my first year then boom, crash happens, I can't find tenets, finances are in trouble, etc.

Get a hand shake and get the communication ball rolling.

If you just can't shake the bug of buying - Is there an area right outside town you may be able to look in? 

I’m putting this out in the universe: WHEN my first REI plan is successfully executed, I will go and personally meet and shake the hand of each of my Core 4 cohorts, and each and every one of my subsequent success circles.

There is not a better sporting event than a good Aztec basketball game (the arena can shake from the crowd). 

I would raise the rent, let all 4 know and that should shake out the group a bit.
