As a wholesaler, hopefully hearing from some of you with experience with these sites, what are the advantages or disadvantages of each of these sites respectively... as far as which search criteria to use on each platform?

I invest out of state in Pittsburgh from DC and self-manage everything, but it's taken me years to establish the right contacts, develop seamless processes etc. that allow me to handle everything remotely with confidence.

Respect their time by giving them the information they need to include or exclude your listing quickly, and then earn their respect by answering all correspondence quickly.Making life easier for the frazzled person trying to do their job is its own reward.

Specifically, some of the deals I'm considering come from established turnkey companies (very reputable in these forums) that have been around for a long time and they claim very long tenancy terms.

Trusting a GC can work if you thoroughly vet them, use a detailed contract with clear milestones, and establish systems for accountability.

In your opinion, what is the most effective way to establish an LLC?

In regard to the best interest rates, the market is pretty fragmented so it's best to check around wherever you are looking to establish your foot print. 

- regional / drivable destination (I've personally rented out a bunch of Airbnbs here)- already established STR laws (while very strict, they have shown to grandfather in permits and haven't proposed a flat out ban that would also retroactively take away permits)- Fredericksburg also fights new hotels just as hard as STRs.
