If Michael wants to keep the house, he buys out Jacob based on Jacob's cash contribution to the purchase plus/minus some percentage of the appreciation/depreciation since purchase (% could be based on their respective cash contributions to the purchase).

So in that respect it is a good option, and location is also very good.These are all studio apartments with a living area of 392 SF (not too bad from Waikiki standard), however the price in this building has already gone much higher over the past few year.

The company who actually fixed the HVAC charged $268 but the "Preferred Vendor" middleman modified that invoice to include 6lbs of freon (not on the HVAC sub's invoice) and charged me $700.Latchel probably works fine if you force them to only use your vetted contractors, but I have zero respect for Latchel's "Preferred Vendors".
