Someone comes in and uses lead roof materials, electrical conduits, a tank lining, soft solder, orparts from China all which have lead in remodeling after the certification...I know lead is dangerous for children.

Yes they can do averages based on what they saw on the last three remodels. but have zero clue as to the little nuances that pop up on every job.I would find a good General Contractor and pay him to help you with this.

I agree that totally remodeled kitchens aren't always necessary. 

Also, I have my general contractors license and make my living as a commercial senior construction project manager remodeling multi-family buildings and hotels nationally. 

I had one in acquisition mode, one in remodel stage, and one that we were selling.  

If there were issues with the construction it would likely be very apparent by now unlike the the house that is recently remodeled, has relocated bathrooms etc. without permits, closes up the walls and then immediately sells. 

Driving through your rental property, if you see a remodel going on stop and talk to the workers, head cheese or contractor is probably not there.    

Got certified in lead safe practice for remodeling because it was all the rage.

I did the same thing before buying my first deal and learning how to remodel property.

I remodeled the kitchen and in the process removed one of the bedroom's closet because it was sticking out intto the kitchen.
