You mentioned that you are planning a relocation with your wife and kids, Saint John's schools are known for being top rated schools in Florida.

The short answer is likely yes through what's called the Ellis Act.However, you will have to pay relocation fees.

My bookings are mostly people relocating to Austin.

If no budget concerns and you can buy slightly more expensive homes I would look at the top states currently being relocated to and choose a sub-market within that is slightly on the outskirts so that you can grab something of good value and have the city grow into your area for long term appreciation.

We also get a lot of our bookings through the various relationships we have with relocation companies and our MTR networks.

Be able to answer questions regarding average price points, rental rates, new developments, local policy change, population density, job/business allocation or relocation, etc.

Can definitely offer to buy them out of their lease and relocate them if they agree 

Long term, buyers still want and need professional representation (in most cases) particularly for more complex transactions, investors from out of the area, or relocation buyers.
