That night they came over with a hand cart and cut the refrigerant lines on the outside compressor and were going to steal it at midnight.

I (yeah, I did it myself) put a huge scratch in a brand-new floor on one rehab when I didn't realize that the refrigerator leveling bolt was sticking down and I pulled it out.

One of the units of the building I was interested in was "rented" by the owner's son who obviously didn't occupy the unit as it had no stove or refrigerator and lacked furniture except for a bed.

Not sure about your area but in areas I have done, unless the home is high end with built in refrigerator space, the fridge is not included in sales and I never supply a fridge.

We stayed at a house that did not expressly state this, and their refrigerator was jam packed with their own food.

Common areas where they habitate are a refrigerator condenser because it is so warm, by a kitchen sink, and in bathroom vanities.  

If they want a refrigerator it's an extra $25 per month for a 18 cu foot basic refrigerator with no ice maker.

Converting to central refrigerated air is very expensive so really the only viable option for me is a wall unit.

The appliances I would like to replace are: New Refrigerator $600, dishwasher $350, electric range $400, under cabinet of range hood $150 = $1,500.
