If anyone has a contact for an knowledgeable realtor with experience in development of raw land in the Kailua Kona area of the big island of Hawaii.

A local agent he contacted said they would recommend listing at $11kAn improved property in the area recently sold for $95k (1/1, 702 SF):  http://www.zillow.com/homes/for_sale/Costilla-Coun...I'm such a newbie working on investing here in FL and have never worked a deal in raw land, so I have no idea how to steer him in the right direction.

Hey all, I recently started with some direct mail for unimproved raw land.

(Sometimes below the value of the raw land)  In these situations where the problems are blatant and easily fixable, you need to dip a little into your upside to find some middle ground.  

Or, do you know of any sites where I can pull the raw data and feed it into a program like ArcGIS?  

Originally we were going to paint them but the raw look just looked to good.Permitting.

We have primarily invested in raw land (20-40 acre tracts) but are delving into the buy and hold rental world. 

They would of skewed that story to prove a point, if you know a realtor or mortgage broker/appraiser you can access the raw data, use the raw data to calculate your own appreciation rates.
