But this also lets you bargain by saying "you say it makes money but you have never claimed any profit".If you like it and then you get a lawyer to draft a contract with all the Details, detailed out even more and push for a closing day.Once that is good to go, you make a new business then do a DBA form if you want to keep the existing name for recognition.The buyer does NOT need a representative like Real Estate, it is fairly uncommon for buyers to have one.

@Justin,  No you don't need to provide notice however make sure to notify if you will be disturbing common areas, shutting off water to washing machines, having alot of workmen on site.

Part of me wants to turn down the application due to the concerns around this criminal history, the other side of it is it is a tough market currently and slow season ahead and insisting on rejecting the application would likely create serious rifts with my property managers (whom I have generally been fine with otherwise) as they are pushing back on rejecting due to criminal history from years ago.

The only real way to create a "warning" is to pursue them legally to get an arrest or to get a money judgment - both of which will show on a background check.Although, all the tenant rights advocates are pushing to STOP landlords from being able to consider criminal history in tenant screening:(
