We have really high demand for MTRs here in Columbus so that definitely helps - our properties are usually booked by referral before we get them listed. 

A referral like that carries more credibility than a pre-approval letter. 

Then add staging, and now into marketing, how to pump it out there for maximum exposure, now we are paying all these sites to list and promote, burning a few hundred on FB ad's, a few hundred on this site, a few hundred on that site.

If not, then 2 things come to mind:1) you should not give the impression you are associated with BiggerPockets.2) this is advertising/self-promotion that should be in the Classifieds...Thought I'd share that before a Moderator chimes in......My 2 cents,Mike

@Brandon Weis when it comes to PMCs, you'll find two main camps here on BP:1) Hardcore DIY landlords that think & promote EVERYONE should DIY manage. - Many are okay and actually understand DIY PM is not for everyone, but there are some that only have negative comments about PMCs.2) Owners & PMCs that promote hiring professionals.- Some PMC members are only here to promote themselves and don't offer much of value.

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.
