At that point it seems like it would be sold or terminated and if terminated my problem as a lender has been cured.The Option Price paid is also a consideration as to any interest established and the terms of returning any funds in the event the conditions were not kept.I'll yield to thers for the forum discussion.

Once I had confidence I ran my numbers, and just kind of jumped in and tackled each problem as it came.  

@Kyle Evans HOAs can be a real problem, as they can basically change the rules whenever they want.

I don't feel The minor increase in wage is fixing the problem as intended.

What exactly have you been doing in regards to dealing with this delinquent tenant for a month.You have a major problem, a extremely arrogant tenant that needs to be taught a serious lesson.

The problem as I see it down here is the condo HOA fee's.

I have the same problem as we grow & am looking for a better accounting setup.

I do not see a problem as I have an appraisal showing value for the house at 140K.

Quite frankly, your kids are not my problem as a tenant.

If not, that's a big part of your problem...A few other thoughts:-  If it is on the MLS (and even if it's not), you really need better/updated pictures.
