@Anthony Wick yeah I wish tenant estoppel was unnecessary but it just makes it easier if anything ever were to be in dispute, especially in my state. 

But again, make sure none of them will prevent financing.

You could assume the mortgage and then refinance, but does the home have enough equity to prevent you from making a downpayment?
