I've always compared rent-by-room to student housing.

I have $30 k in savings, no auto or student loans and excellent credit.

I have over $2M in personal debt but nothing in student debt.

A student and investor.

at least they were.. but they are expensive.. they take on maybe 5 to 7 students at a time and charge around 100k each for the year.. 

I don’t think this is the borrower homestead since the records have a different owner address than the physical address.This is confusing because we aren’t buying a foreclosed property, we would be foreclosing to take possession.

With proximity to a hospital and a university, there's potential to attract both traveling professionals (for MTR) and students or faculty for long-term leases.

Washington inherited two large estates; the first was the estate he got possession of when marrying Martha; however, unlike most husbands of that era he didn’t “consume” the ownership of Martha’s estate into his own; he operated it in a “trust” capacity for the benefit of Martha and her daughter by a previous marriage.  

I am just struggling to figure out how I would afford the monthly interest expenses as construction on this type of project would take a ton of time and money.The building will be luxury student apartments which on my rough calculations can have realistically 60-65 apartments or 180-195 beds.
