I have been interested in investing in Real Estate for a while and am just now getting ready to take the plunge.

After being exposed to this site watching my father depend on it's advice and viewing several podcasts and member experiences, I have decided to take the plunge and immerse myself in the wealth of experience this group has to offer. 

Hey, I am new to the site and looking to gain information on real estate investment so that I can take that plunge into the business.

Have you taken the plunge yet?  

What I have learnt so far is to take time and get comfortable before taking the plunge on the first investment. 

The job was paid primarily on commission, so I felt comfortable making the plunge to a new city with an income that was not guaranteed since I had done it before when I moved to Tennessee.  

The reasons to buy SFR would be to flip since they have the advantage of (1) a bigger pool of potential buyers - retail buyers (2) a bigger pool of inventor - in a lot of markets even finding a multi can be difficult.I will say though that my SFR is much lower maintenance than my multi-family tenants who are more transient and less capable of solving any problem that comes up - i.e. change a light bulb, plunge a toilet.  

I have lived in the Baltimore area for a year and 1/2 and after finally "dropping some roots" in the Baltimore area, I am eager take the plunge into real estate investing in my adopted new home.After saving up some investment capital, I am finally in a position to start prospecting and seeking lending opportunities.  

Ok everyone, I'm taking the plunge into rehabbing this awesome little house in desperate need of some TLC.
