Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically. 

Physical assets are very much, high maintenance and highly active.

So you need to physically move in and sleep in the home more nights than anywhere else for that year.  

I got physically and emotionally depleted, and I rarely had time for any life outside of rehab, rent, deal with tenant problems. 

At that time, even the most impatient visitors don't physically have time to hit the back button.

Looking at several, have not been there physically.

It was a proper adventure, some days really pushed us to our physical limits.

Demand they find work within a specific time period unless they are unable due to mental or physical disability.

It's frustrating because there is entitlement and they are making it seem as if I am targeting their physical problem when simply their solution of parking the bike in that laundry room is unacceptable.I hope this made sense. 

I suspect an experienced local investor would not be scared off by this house because they could physically see and understand how to address the issues in a common sense affordable way.
