For perspective, last April I closed on a new construction loan (build to rent) with a turnkey company there (Rent to Retirement).

But that's not why it's on fire.Here is how I get my perspective:  I was a firefighter in CA for about a decade in my former life. 

After a showing we offer the perspective tenant to fill out an application. 

Many have their own opinions/perspective of loopnet for deal flow, but at a minimum you can see who the active brokers are in a particular area.

I am planning on doing a tenant screen as I have not done this for the tenant myself and it is essentially a new lease from my perspective, but curious what others do for renewals.
