Most people never own a single rental.

I've only invested in STRs and was looking to get into small multi-family but haven't seen anything that made sense in any of the markets I invest in so was curious where people were seeing good opportunities.  

I think that areas on the outskirts of desirable cities where many people are moving (ie: Charleston) have great long term potential, as eventually people start to rent right outside the downtown area when prices rise. 

City recently did a building inspection and we noticed the tenant is smoking in the unit (cigarettes and marijuana), food waste everywhere leading to building pest issues, and there are 5 people living there now (3 adults and 2 kids).

This area is a tourist town where people who love the outdoors go to vacation (golfing, fishing, lake sports with the family, lots of quaint country downtown areas, etc...).

I’m especially interested in value-add opportunities where I can renovate and increase equity.I’m here to learn from experienced investors, connect with like-minded people, and share my journey along the way.

I think the future is bright for the area, many young people are moving out of the city, and Kingston is the getaway to the beautiful Catskill area.let me know if you need any help.

Unfortunately, people are going to lose their butts on condos unless they got them crazy cheap many years ago. 

I don't recommend throwing the baby out with the bath water, and definitely make sure you understand the nature of the Mentor you choose.BP is a great resource to meet some amazing people. 

Most people are wrong about cuts, but for fun, many people saying we may only get Fed cuts 1-2x this year.
