Looking to connect with anyone who might have off market deals in the 60565 area. 

My last deal was my first off market deal and when I contacted the sellers wife about the deposits she said that that was a given as part of a multi family sale and they’d write me a check at the closing as I requested because money was tight and I didn’t want a credit where I’d have to come up with the funds out of pocket later.

I’m about to tell you about a deal that could have easily fallen apart, but instead turned into a $200k profit after a lengthy eviction process.

As others have mentioned, you typically need some liquid capital to get a deal done even if a hard money lender was funding 100% of the deal for you. 

Are there mentors out there that can guide us into searching for our first deal?

Mother Nature-  just have to deal with.

How do you find off market deals?

I have 40 years experience as a real estate syndicator/sponsor and investor in other syndicators deals.

But this has proved false, and when running comps, this is a big deal.
