I'm trying to keep moving forward and staying optimistic but man is it difficult. 

As far as insurance goes I have not spoken with my insurance company yet but I'm not very optimistic about the outcome of that conversation.

Your expenses look optimistic too .

Howdy @Stephen NetoUsing minimum (optimistic) percentages for expense estimates can be an expensive learning experience. 

She is still the "voice of reason" when I'm overly-optimistic about some deals.

Based on what I've seen and who I've talked to, the market is pretty tight right now on buy-and-hold's, but I'm optimistic I'll find something; I might even give a fix and flip a shot to start out.
