There are bridge & DSCR lenders that can finance a non-warrantable condo.

This is virtually non-existent with SFH's but is commonplace with 2+ units.

The challenge is that non-government jobs are often short-lived.

The "non conforming" lending options are actually called NonQM (non qualified mortgages).

Also many other Counties in non-covered States also include it. 

@Tom OchiengI would reach out to a real estate attorney for specific advice on this situation since you already have one tenant who is being difficult.On a side note, when I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.

Out of curiosity would anyone be willing to share any experience with non-paying renters who've vacated the property prematurely?

In my experience that's not actually the case at least in legitimate evictions for non-payment of rent or breach of another part of the lease.
