Most lenders I’ve spoken to want us to be living in it before we refi but the current lender doesn’t want us living in it...kind of a weird predicament...supposed to close this week...please advise!!!

You can make a lot of money on Contracts For Deed, but I generally find the whole process to be ethically / morally questionable for me.I realize there are different Sellers and all situations are different, but a lot of what I see are Sellers who take a large down payment from someone who they know has virtually no chance of ever paying off the property.They wind taking the property back the first time someone misses a payment and then they start the process all over again.

Who's REALLY doing lots of the types of deals YOU'D like to do; in a legal, moral, and ethical way, and what can you learn from them?  

Other than that, it is morally unjust to essentially cut the realtor out of their commission.

I have morals I don’t want to screw anybody on a deal or the seller either.

Your Power Team should compliment/ enhance your work ethic and have strong morals, ethics, and values.

I’m just hoping for a little advice or some out of the box thinking that would help me with my self-inflicted predicament.

Why put yourself in a predicament where you are going to have to restructure your investment some time later in the future? 

The moral of the story is BUY IT RIGHT!
