We ended up tearing down all of the homes and rezoning one of the parks to open a new Mobile Home dealership. 

I was in Mobile, AL when I started but moved across the state line both because I liked Pensacola but also because I thought the landlord/tenant laws preferable here. 

I called Mobile Crisis Unit about 2 months ago because he fell and refused medical attention.

Advice NeededTLDR - Spend an additional $30k now to upgrade the sewer system on-site while the contractor is already mobilized or go with a sewer injection pump which is likely a viable solution the will last for years with proper maintenance. 

Or I wanted the lot behind my house so no one buys it and puts a mobile home on it. 

If you have one property nearby you might not need tracking software, I know some independent landlords that get 12 post dated checks and just mobile deposit them on the first of each month. 

By way of comparison, the same year I bought the lien on the 36 acres parcel of commercial land being discussed here at 16%, I bought a lien on a double wide mobile home affixed to a permanent foundation in some remote Arizona town, and I got that one at 0%.The bulk of the property is not in a flood zone.

Largely we aim for mobile home deals, we've ran into complications and obstacles when dealing with some of the agents so prefer to deal directly with the buyer & seller, but creating a relationship prior as you're recommending could alleviate that for sure. 

Easy platform to use on mobile devices and I also like that I can view applications before I ask for background checks.
