In our case, we look at more than just the real estate statistics - we'll review demographic data (employment, net migration, income, permits, etc) and try to take a 360 degree view.

Most folks do things the opposite way and do the FNMA loans first and migrate to commercial loans later on.

Sunnyvale is getting extremely expensive so people have to migrate south, and North SJ is the closest, where people get more bang for their bucks.

You’d be wise to look at migration rates, diversity/resiliency of the economy.

As trendy as it sounds multiculturalism doesn’t always produce harmony: that newly migrated family across the street may not care about property appearance —they are likely good people but the 10 cars in the driveway and unkept lawn is just a sign of their commitment to other priorities.
