My late start is somewhat justified as I as military for 25 yrs of my life and was never stabke enough in one place. now a retired at a young 46 , I feel I can secure a greater retirement much easier than the measly 2k monthly pension that came at the end of all that serive and risk!

I think it depends on the lender itself but from what I have experienced banks typically like 2 yrs of tax returns showing the rental income.
