You can find deals but they often need a lot of repairs/renovations, and depending on your skill and/or team, it might make these viable options or properties you want to avoid.

There is an opportunity to acquire a medical building ( owner is MD who sold business to a Hugo MSO two years ago and still working part time ) at 8 cap NNN lease.

I don't mind letters, just leave my phone alone when I'm waiting for important medical phone calls. 

Sometimes it is easier to split the profits and JV with someone if they can bring a valuable skill set to the table.

Here's a few things I would keep in mind- Travel medical professional demand and pay is down significantly in many markets.

Honestly, I would sell it now while there are still an endless supply of foolish newbie investors out there that have the capital to throw around $2M with no underwriting skills and assume they'll cashflow based on bad advice from realtors and youtubers.Eventually once everyone starts wisening up to these investment-only properties being a negative investment, prices will start falling and you might lose that equity. 

That's terrible performance and demonstrates your PM lacks the necessary skills to protect your investment.Even if you did find a renter, this home is a loser.
