So for me personally I could give a crap of what an attorney tells me they win either way and they are not the law.. they just practice law and give there opinion as they see it or interpret the statues of the state.

@Guy Gimenez  The reason I recall the dual action statues in Texas is back in the mid 80's when things were not so hot in Texas I was getting clients that were moving to CA... and remember them talking about having to hold on to their houses because the banks had threaten to sue for deficiency...

I looked up Ohio statues in this link - under Implied Agency section answer #1 and #2 seem to point that it's the same or close in Ohio as it is in Wisconsin.http://www.ohiorealtors.com/legal/agency/agency_faqs.aspx#Anchor-Type-55941Let me know if you need an agent in Ohio - is there a particular area in Ohio?

It's MN statue 504B.271 you can find the full law here  https://www.revisor.mn.gov/statutes/cite/504B.271If I specify in the lease that any leftover items will be discarded of the day after moving am I allowed to do that in MN?
