I was hoping to find something very clear online about what it actually means more specifically, but am having no luck.So normally, under that standard languaging, if consent is requested to assign a commercial lease, does "performing a standard screen/background check on the new would-be tenant, as if it were a completely new application for an unoccupied space" count as something I can legitimately do?

Provided you have/find legitimate reasons to deny, or you find a better qualified applicant, your true personal reasons for rejecting are irrelevant.  

I have not yet done any rehabs myself but I have heard from a couple different sources close to the business that legitimate contractors should have the cash flow to be able to do each stage of work and then get paid for it after.

Going with hard money or a similar setup could get you in the game much quicker and avoid the problem of having too many chefs in the kitchen (Which is a legitimate issue). 

@Benjamin Wishart Just needed a legitimate answer to that age old business question, "do you have a card?"

It is a pretty complex arrangement and a bit commitment, but a legitimate way to fund a business with retirement capital.  

So my question is, does anyone use cozy and is it legitimate?
