Courses offered on such by colleges and industry associations can move an investor forward to where the hands on experience necessary can be shortened considerably.I purchased my first property (an industrial / retail showroom building) that had one tenant and I divided the space into two tenants after working out a deal with the existing tenant increasing gross income by 50% and turning a break even at best situation into a money maker.  

The way I see it, if these friends are viable and trusted business partners it could make Real Estate in Boston more affordable with shared responsibilities to reduce the workload of managing the property.

Was also in his deal makers mastermind program and was very helpful in helping me in crafting the skill of underwriting, ultimately giving me the confidence that I needed to start making offers and pursuing deals in the market place.

I am the "rain-maker" myself.

They were easy money-makers right from the start.

Long term there isn't much market for furnished and  Medium term (like 1-6 months) not as much of a money maker as STR and likely not as much demand for that size unit. 

Rents I believe will highly likely be paid and people will adjust to this new lifestyle and staying indoors.

Welcome to bigger pockets, the largest market place to sell bridges.I hope some BP readers realize that a huge part of frequent posters on this forum are not genuine deal makers, but phonies with no track record only in the business to sell mentorship programs, seminars, books and bad investments to gullible newbies.Do you really think real successful deal makers waste their time posting thousands of times on a forum essentially catering to first time investors?
